Active listings increased year over year, giving buyers more choice than they had at the same time in 2025. New listings also rose in January, reinforcing the idea that sellers are returning to the market, even in a more competitive environment.

Sales in Montreal declined compared to January 2025, reflecting a more selective buyer pool. Buyers are taking more time to evaluate options and are less willing to overpay. This does not indicate a stalled market, but rather a normalization where demand is more disciplined.

Despite lower sales volume, the average days on market decreased slightly. This is an important signal. It shows that well priced properties continue to sell efficiently, even as overall activity softens. Homes that are aligned with current market conditions are still attracting serious buyers in Montreal.
